Average asking base rates as of the end of Q2 2018

The decrease in the pace of new construction amid growing demand is stimulating a decrease in the vacancy rate. As a result, this led to a gradual increase of rental rates.

In class A, the average level of the requested base rental rates continued to grow and by the end of June reached 25,800 rubles for the sq.m. per year. Compared with the end of last year, the average rates here increased by 3.5%.

In class B - rental rates, after rising in Q1, in Q2 of the year decreased and returned to the level of the beginning of the year. Owners are less and less willing to discuss substantial discounts and make concessions to tenants. In some cases, the owners of the premises raise the declared rental price. It can be stated that in the most popular locations and submarkets, the drop in rates has finally stopped.
