The vacancy rate is influenced by several factors at once: a decrease in the activity of developers and, as a consequence, a decrease in the commissioning of new premises this year, as well as a hidden vacancy, which is formed due to areas that are now legally under tenant contracts but remain unused for a long time .

The crisis situation has significantly expanded the range of rental rates for high-quality warehouses, especially in Moscow. So the average base rental rates are 3,200 - 4,000 rubles. for the quarter. m per year. At the same time, there are a number of projects that have a bid outside this range, both above and below. The rental rate depends on the location, direction and distance from the Moscow Ring Road, the quality of the building (construction), and competition in this particular area. The closer the object is from the MKAD, the higher the rental rate. And all the more strong positions of the owners in the struggle for potential tenants, who began to more carefully consider the costs, including the rerun of their vehicles when using more distant objects from Moscow.
