In Q2 2013, the total volume of quality office space in Moscow reached 14,1 million sq m. Within Q1 – Q2, 2013 299 thousand sq m have been commissioned, which is 17% more than at the same period last year.
The volume of net absorption continues to decline. During the first half of 2013 the level of net absorption reached the mark of - 48 thousand sq m.
On average, vacancy rate has increased by 1 %, from 11 % in January to 12 % in June. The largest vacancy rate is typical of class A office premises and comprises 18 %. In comparison with the end of 2012 the level of vacancy rate has increased by 1 %. Vacancy rates for class B+ and B- office premises have increased within Q1-Q2, 2013 by 1 -2 % and amounted to 13% and 7 % correspondingly by the end of June.
Despite the increase in vacancy rates in Moscow office market, asking rental rates within Q1 – Q2, 2013 have increased by 4.5 % for class A office premises and by 3.5 % - 12% for class B+ and B- correspondingly in comparison with the end of 2012 .
