After a significant increase in supply in previous periods, in the Q2 of 2015, we observed a decrease in the pace of new construction: 128 thousand sq. m of office space against 291 thousand sq.m. of the previous quarter. But still the volume of new construction significantly exceeds the needs of companies in the lease of new space.

In order to reduce costs, companies continue to optimize office space and reduce their footprint. At the end of the first half of the year, the total net absorption remains in the negative zone and is equal to the value - 53 thousand sq.m.

The share of vacant premises during Q2 increased by 0.3 percentage points. and at the end of June it was 17.4% on average in the market, again reaching a record high. At the moment, free 3.14 million sq.m. of office space, of which 1.15 million sq.m. relate to objects of class A.

We continued to observe a decline in rental rates. In contrast to the first three months, the decline in rental rates during the Q2 eased. The reduction in the average baseline requested rental rate in Russian currency for class A objects was 8% - to the level of 29,000 rubles. for the quarter. m per year.
